I'M GOING TO HAVE JAY COME UP AND JUST GIVE AN OVERVIEW OF THE PROJECT, WHAT THE RECOMMENDATIONS ARE, AND THEN TURN TO THE BOARD FOR DECISION. GOOD EVENING. AS WE TALKED ABOUT THIS MORNING, BACK ON FEBRUARY 17TH, I PRESENTED THE CONDITION OF THE CLUBHOUSE WHERE WE HAVE SOME MOISTURE ISSUES, MAINTENANCE ISSUES, THE ROOF, THE CRAWL SPACE AND SO FORTH. AND AT THAT TIME, YOU GAVE ME PERMISSION TO MOVE FORWARD WITH PUTTING OUT TO BID AN EQUIVALENT SIZE STRUCTURE TO BUILD A BRAND NEW CLUBHOUSE, ABOUT THE SAME SIZE, SAME ROOM LAYOUT, SAME SO FORTH. IN THOSE BIDS CAME BACK AND, AND THE, THE LOW BID ON THAT WAS BC STONE HOMES AT 200 OR $279,784.48. BUT DURING THAT PROCESS, I ALSO HAD TWO OTHER OPTIONS. THESE OPTIONS I PRESENTED TO YOU THIS MORNING. THE FIRST OPTION COULD BE THAT WE COULD RENOVATE THE EXISTING 2100 SQUARE FOOT HOUSE FOR AROUND $130,000. THESE ARE NUMBERS I PUT TOGETHER THAT I GOT SOME BIDS ON THE ROOF, SOME BIDS ON THE MITIGATION OF THE WATER IN THE CRAWL SPACE AND DEHUMIDIFYING THE CRAWL SPACE, SOME PAINTING QUOTES. AND SO THESE ARE NUMBERS THAT I PUT TOGETHER TO RENOVATE IT. IT WAS 130 000. JAMES HAS THE BREAKDOWN UP THERE. AND ALSO DURING THAT TIME, I TALKED WITH A CONTRACTOR ABOUT, WELL, YOU KNOW, IF OUR BUDGETS ARE AROUND 200 000, WHAT COULD WE DO WITH 200 000? AND THEY SAID THAT WE COULD BUILD SOMEWHERE BRAND NEW.

THAT IS AROUND 13 TO 1500 SQUARE FOOT. SO THE THREE OPTIONS WE TALKED ABOUT THIS MORNING WAS RENOVATE FOR 130 000, BUILD SOMETHING NEW AT ABOUT 200 205 000. THAT'S SMALLER THOUGH, 13 TO 1500 SQUARE FOOT. OR TO BUILD SOMETHING NEW, THAT'S

EQUIVALENT SIZE TO WHAT THEY HAVE NOW. THAT WAS THAT WAS THE HARD BIDS THAT WE GOT, WHICH IS 280, A LITTLE LESS THAN 280 000. WE TALKED EARLIER TODAY ABOUT, YOU KNOW, WHAT WOULD THE OPTION LOOK LIKE IF WE DID GO WITH THE SMALLER BUILDING? AND SO DURING THE DAY TO DAY, I KIND OF STARTED DESIGNING OR TWEAKING AROUND WITH 13, 14, 1500 SQUARE FOOT. AND I, I DID COME UP WITH A PRETTY GOOD LAYOUT THAT WOULD HAVE A, A PRETTY BIG KIND OF A OPEN SPACE AND THEN HAVE THE REQUIRED BATHROOMS THAT YOU HAVE TO HAVE ONE, A CLUB ROOM, AND THEN IT WOULD STILL HAVE A SMALL CONFERENCE ROOM OR A TRAINING ROOM THAT THEY COULD, THEY COULD USE TOO. SO I THINK WE COULD GET A, A GOOD OPEN MULTI-PURPOSE LAYOUT FOR ABOUT THAT 14, 1500 SQUARE FOOT THAT WE WOULD BE ABLE TO GET AROUND 200,205, BUT I WOULD HAVE TO PUT THAT OUT TO BID BECAUSE I DIDN'T GET FIRM HARD BIDS ON THAT. AND SO IF THAT WAS THE COMMISSIONERS CHOICE TO GO WITH THE SECOND OPTION, THEN KNOWING THAT, I'D HAVE TO PUT THAT OUT TO BID, THOUGH. BUT I THINK THAT WOULD BE A GOOD EXERCISE IF THAT'S YOUR CHOICE, BECAUSE THEN WE KNOW FOR SURE THE LAYOUT, AND WE ALSO KNOW FOR SURE THAT WE'RE HITTING SOMEWHERE AROUND $200,000. ANY QUESTIONS?
